Fortunately, this nightmare site is fictional, but the problems highlighted are based on real hazards that have been dealt with by GRM, over many years.
As part of a new initiative by GRM to alert landowners and property developers to the many pitfalls that can occur when developing land, and the solutions GRM can offer, a unique "hazard map" has been developed.
"All too often a site can seem manageable at its initial viewing, but when you investigate, you can uncover a plethora of ugly problems and snags that can have a direct impact on the costs and timing of a new build project," said Bill Peacock, Operations and HR Director of Staffordshire-based GRM.
"We decided to create a fictional plot of land in the UK - just ripe for development - and then riddle it with every conceivable problem. The finished picture could simply be described as a nightmare scenario. Instead of leaving it at that, we also included the solution to each problem. We have created the "hazard map" to give developers some insight into our world."
The map is available to view online and also as an A1 poster called "No problems, only solutions".
"Although we had fun with this nightmare site, it does have a very important and serious message. When assessing a new development, it is of paramount importance to fully understand the liabilities that can affect a site"s profitability and how problems will affect programmes. We hope that this map provides developers with some comfort in the knowledge that we at GRM have the experience to deal with pretty much anything," concluded Bill Peacock.
